The moment it is decided to purchase a property in Italy, a contract
is stipulated between both parties called a 'Preliminary Contract'.
With this document the parties work together to effect a subsequent
contract a so-called final contract or act of sale. |

| At the moment of the preliminary buyers contract
in order to reinforce the contractual obligation between the parties,
a deposit equal to 20-30% of the established price must be paid to the
vendor and the date of the final contract becomes fixed . Whichever party does not follow the preliminary contract, the deposit will go to the buyer or the seller depending on who has been damaged, as compensation for the sudden damage of breach of contract. Umbria Real Estate guarantees the regularity of documents, effecting a thorough control on the eventual existence of mortgages or other causes that limit the rights of the owners, carrying out all the necessary procedures to the end of the results of the matter. The commission for our services offered is payed at the "preliminary contract" when the entire sum of the commission (plus VAT) is to be deposited. Subsequently, the final contract, "Act of Sale", is also stipulated together with a Solicitor (paid by the purchaser), and it is in this office that the registration takes place care of the Conservatory of Real Estate Registers, guaranteeing the owner free of any bond or rights of other people. At the moment of the final act the remaining amount of the price of the real estate is paid to the seller. The client can also use our Solicitor of trust for the conclusion of the necessary negotiations. |
