Rosa dei colli is a luxurious two story stone farmhouse, with a separate self contained guest house, situated on a hillside outside a small nice village to the south of Lake Trasimeno. The property, which dates back 300 years, was recently completely restored by the current owner to a high standard, with terracotta floor tiling and old oak beams throughout. It stands some 370 metres (1200 feet) above sea level with spectacular views to the south and west. On a clear day the peak of Monte Amiata, the highest mountain in Tuscany, is visible on the horizon.
The property is set in 1.9 hectares (over 4.5 acres) of olive groves and oak trees, with landscaped, terraced gardens – lawns, flower beds, shrubs, olive trees, lavender and herbs. The patio outside the sitting room is shaded by an old almond tree and a pergola with climbing vines and passion flowers.
A stepped, gravel path with a traditional chestnut handrail/fence leads down to a 11 by 6 metre pool, similarly fenced.
The Tuscan border is only 35-40 minutes away giving easy access to towns such as Cortona (to the north of the Lake Trasimeno), San Casciano dei Bagni, and Montepulciano.
The most important cultural and artistic centres in Umbria, such as Perugia, Assisi, Gubbio, Orvieto, with its spectacular cathedral, and Todi are all within easy reach.
The wine districts of Orvieto, Montepulciano, Montalcino and Montefalco are also easily accessible.

Ground Floor: Entrance, study, large sitting area with fireplace connected by an antique arch with the dining area (table has built in extensions to fit 10 comfortably), and a fully equipped modern large kitchen and direct access to the porch.
Laundry with washing machine and clothes dryer and fridge/freezer. Bathroom with shower. In front of the sitting area there is a patio on which there is a large cast iron, marble topped table for alfresco dining. The patio is shaded by a pergola with climbing vines and passion flowers and an old almond tree. There are spectacular panoramic views to the south and west horizons from the patio towards Monte Solare and beyond.

Activities: Perugia golf course (18 holes) is a 15 -20 minute drive while the smaller 9 hole Lamboghini course is found near Panicale, also about 15-20 minutes. There are tennis courts in Castiglion Fosco at about 3 kms, and water sports on Lake Trasimeno from Castiglione del Lago (about 20 kms). There are also ferries from Castiglione to an inhabited island in the lake, Isola Maggiore, where St. Francis of Assisi is said to have stayed, as well as from smaller towns around the lake – Tuoro and Passignano. Chianciano Terme in Tuscany (about 45 minutes) has a renowned thermal spa, and others exist at Sarteano and Montepulciano( also in Tuscany). Day trips to the historic and artistic Orvieto (55km), Assisi (40km) and Todi (40km) all under 1 hour. |
