Situated in the village of Santa Maria Annunziata, on the Western most point of the Sorrento coast, this luxurious villa is in one of the most beautiful natural landscapes of the “Massa Lubrense”: Capri, Ischia, Marina della Lobra and Mount Vesuvius can be glimpsed from every window, balcony and terrace.

Villa Regina dates was built in the 17^th century in the village of Annunziata, one of the most panoramic districts of the “Massa Lubrense”.  A perfect fusion of past and present are the direct result of the sympathetic restoration undertaken by the owner.

A sense of peace is tangible in the magnificent entrance hall and elegance and style unite with a past rich in history: the past is evident in the architecture of the villa, some of the furniture and in the gardens where you can stroll under century-old trees and enjoy moments of utter serenity.

 The entrance is in limestone: you enter through the simple and sober 16th century doorway into a paved stone hall which is tastefully decorated with vases, objets d’arts and antique sculptures.

On two levels – the ground floor and the first floor which are connected by a magnificent sandstone slab staircase from the Massa area and decorated with 18^th century mosaics - the villa consists of 5 bedrooms, 4 large bathrooms, splendid living and dining areas, panoramic terraces and a sun terrace.

All the bedrooms have wonderful sea views, frescoed ceilings and antique furniture.  To the left is the first hall, ideal for small receptions, reunions and chic events. It can also be used as an area to relax and simply enjoy some peace and quiet.  On entering, your gaze is immediately drawn to the window that faces the Isle of Capri in the middle of the blue, sparkling  Mediterranean sea – a vivid painting. The first floor of Villa Regina is the heart of the original old  building.  This floor has the most spacious terraces with breathtaking views over the entire Gulf of Naples and the Island of Capri.

Its views, beauty and elegance ensure that Villa Regina ranks amongst the most attractive villas on the Sorrento coast.

Ground floor: 1 triple on the ground floor with en-suite bathroom (there is space for an additional single bed); 1 spacious bathroom. A large living room, suitable for small receptions, élite meetings, special events or simple relaxation. Loggia with access from the living room.

First floor: 1 (large) double bedroom, 1 bedroom with French-bed,  and 2 twin bedrooms, 2 spacious bathrooms, living rooms with frescoed ceilings and antique furniture, a kitchen with adjoining terrace equipped with tables and chairs. The kitchen is equipped with all modern comforts and a lovely old wood-burning stove. There is a terrace on two levels and the sun terrace can be reached from the first floor and has sun-beds, towels and showers. 

Notes: The caretaker and housekeeper live in the right wing on the ground floor in an independent unit. They are always at our guests’ disposal.

The gardens surrounding the villa are extraordinarily beautiful.  They could be likened to an open-air lounge with tables, wrought iron chairs and hammocks in every corner.  Ideal for reading and relaxation. All plants are labelled – so you can learn about Mediterranean flora whilst strolling around the park.

Facilities: dishwasher, washing machine, microwave oven, fridge, telephone, fax, internet connection,  wifi, automatic central heating, parking, daily change of bathroom towels, change of linen 2/3 times per week, outdoor barbecue, swimming pool (3x9 m), daily cleaning (indoor and outdoor).

A rich buffet breakfast is served in the main room of the villa and on the terrace in summer (cakes, fresh fruit, local cooked meats and cheese, coffee). You can expect a welcome drink, porter service and a daily newspaper, if you wish.

Amenities: The staff of the villa can provide for transfer services via land and sea. Available are connections to Naples Airport, and visits to Massa Lubrense, Sorrento, Capri, Ischia and a tour of the Campania region can be arranged on request. Car hire: those wishing to hire a car in Massa Lubrense will be directed to the appropriate agencies that have an agreement with the villa.

Boat hire: is available on request with expert sailors who will also act as guides, for excursions along the Sorrento coast, between Mitigliano and Capri,  around the Galli islands and along the Amalfi coast.

Trekking and snorkelling: For enthusiasts, the staff at the villa organise trips with expert guides to discover the many nature trails in the area such as those that start from  Nerano and lead  to the beautiful bay of Jeranto, where diving is possible, accompanied by highly qualified personnel.
